Reading your report

Four codes decide whether your installation passes.

Each defect found during the inspection is given a classification code under BS 7671. One C1, C2 or FI makes the whole report unsatisfactory.

C1

Danger present

Risk of injury now. Made safe before we leave, with your permission.

C2

Potentially dangerous

Needs urgent remedial work. Landlords have 28 days or less.

FI

Further investigation

Something could not be confirmed safe during the visit and needs more testing.

C3

Improvement recommended

Does not fail the report on its own. Worth fixing when convenient.

    The law, nation by nation

One provider for landlords in all four nations.

The rules differ in the detail. Your report is written to the regulations that apply where the property is.

    England

    Every 5 years

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. Landlords must have the installation inspected and tested at least every five years, give the report to existing tenants within 28 days and to the council within 7 days of a request, and finish remedial work within 28 days. Councils can impose financial penalties of up to £30,000.

    Scotland

    Every 5 years

The Repairing Standard (Housing (Scotland) Act 2006). Private landlords need an EICR at least every five years, and portable appliances they supply must be PAT tested. Both are checked if a tenant applies to the First-tier Tribunal.

    Wales

    Every 5 years

Renting Homes (Wales) Act 2016 and the Fitness for Human Habitation Regulations 2022. Landlords must have an EICR carried out at least every five years and give the contract-holder a copy. A home without a valid report is treated as unfit for human habitation.

    Northern Ireland

    Every 5 years

The Electrical Safety Standards for Private Tenancies Regulations (Northern Ireland) 2024. Inspection at least every five years, for tenancies granted from 1 April 2025 and for earlier tenancies from 1 December 2025. Remedial work must be completed within 28 days, and councils can prosecute or issue fixed penalties.

    FAQ

    Questions landlords ask us

How long does an EICR take?
Most one to three bedroom homes take two to four hours. Larger houses, HMOs and commercial premises take longer, and we confirm the time when you book. Power is switched off for short periods while each circuit is tested.
How often do I need an EICR?
Rented homes across the UK need one at least every five years, or sooner if the previous report says so. For owner-occupied homes the recommendation is every ten years, and on any change of occupancy.
What happens if my report is unsatisfactory?
Any C1, C2 or FI observation makes the report unsatisfactory. Landlords must have the work done within 28 days or sooner if stated. We quote for each remedial item in writing and issue written confirmation once the work is complete.
Do I need to be there?
No. Many landlords arrange access through a tenant, agent or key safe. We need access to every room, the consumer unit and the meter position.
When will I get the report?
The report is emailed as a PDF after the inspection, with photographs of any defects found.
Is there a call-out or travel charge?
No. The price you see is the price you pay for the inspection, wherever you are in the UK.
