Portable appliance testing

PAT testing for landlords and businesses

Portable appliance testing with pass labels on every item and a full asset register you can show your insurer, tenant or the council.

What gets tested

Any electrical item that connects to the supply with a plug: kettles, toasters, microwaves, washing machines, lamps, extension leads, IT equipment and power tools. Each item gets a formal visual inspection and, where appropriate, earth continuity, insulation resistance and polarity tests.

Do landlords need PAT testing?

In Scotland, PAT testing of appliances the landlord supplies is part of the Repairing Standard. In England, Wales and Northern Ireland it is not a legal requirement for most lets, but it is strongly advised for furnished properties and HMOs, and many licensing schemes ask for it.
