How much does an EICR cost?
EICR prices depend mainly on the size of the property and the number of circuits. Here is how pricing works and what you should expect to be included.
Our prices
| Domestic EICR | Fixed price |
|---|---|
| Studio or 1 bedroom | £129 |
| 2 bedrooms | £149 |
| 3 bedrooms | £169 |
| 4 bedrooms | £199 |
| 5+ bedrooms | £229 |
| Each additional consumer unit | +£45 |
| HMO (common areas and alarm check) | +£60 |
| Commercial EICR | from £249 |
| PAT testing (standalone, up to 40 items) | £60 |
What changes the price
- Number of circuits. Each circuit is tested individually, so more circuits means more time. Bedrooms are a reliable guide for homes.
- Number of consumer units. Converted houses, flats with a separate landlord supply and homes with outbuildings often have more than one board.
- HMOs and common areas. Shared parts, fire alarm systems and emergency lighting add inspection time.
- Access. Lofts, cellars and garages that must be inspected add a little time, but should never add a surprise charge if declared when booking.
Watch for hidden costs
Some low headline prices exclude travel, add a fee for extra circuits on the day, or charge separately to email the report. Before booking, ask whether the price includes every circuit, the digital report, photographs of defects, and travel. Ours does.
Remedial work is separate
If the report is unsatisfactory, any repairs are quoted separately. A single replacement accessory is usually a small job; a consumer unit replacement is the most common large item. See EICR codes explained and consumer unit replacement cost.
