Student lets: getting the electrics ready before September

Student houses work harder than most: more people, more devices, more kettles. And every electrician in a university city is busy in late August.

The summer timeline

  • May: check EICR next-due dates across your portfolio and book any due within the year
  • June to July: inspections while houses are empty or between contracts
  • July: remedial work and consumer unit upgrades
  • August: PAT testing of supplied appliances and alarm checks

Licensing

Many student houses are licensable HMOs. Check your licence conditions for electrical, fire alarm and PAT requirements, and keep the paperwork together for renewal. See HMO licence electrical requirements.

Kitchens and sockets

Shared kitchens with too few sockets lead to daisy-chained extension leads. Adding sockets during the summer is cheap compared with the risk.

Give the paperwork to the group

Send the EICR to every tenant on the contract before they move in, and keep proof you did.
