HMO licence electrical requirements
Councils ask for electrical evidence with every HMO licence application and renewal. Here is what is usually required and how to avoid delays.
What councils usually ask for
- A satisfactory EICR covering every letting room and the common parts
- Evidence that the fire alarm system has been tested and maintained
- Emergency lighting test records where emergency lighting is fitted
- PAT test records for appliances in shared areas, under many councils' licence conditions
Requirements vary between councils, so check your council's application checklist and licence conditions.
Common reasons applications are delayed
- An unsatisfactory EICR submitted without evidence the remedial work is done
- A report that excludes the landlord's supply or common areas
- Missing fire alarm commissioning or service certificates
Getting it done in one visit
Our HMO inspection covers the EICR including common areas, a functional check of the fire alarm and emergency lighting, and optional PAT testing, with a report pack you can attach to the application.
FAQ
Questions
Is an HMO EICR different from a normal one?
The test procedure is the same, but the extent must include every room, shared areas and any landlord supply, and fire detection is usually checked at the same visit.
