Do I need a full rewire?
An unsatisfactory EICR rarely means a full rewire. Here is how the decision is made.
Usually repair and upgrade
- PVC-insulated cable with good insulation resistance results
- Faults limited to accessories, bonding or RCD protection
- A few damaged or undersized circuits that can be replaced individually
Usually rewire
- Rubber or lead-sheathed cable still in use
- Widespread low insulation resistance across many circuits
- No protective conductors on lighting circuits throughout
- Heavy, undocumented alterations that cannot be traced or verified
Partial rewires
Often only one floor or one circuit type, such as lighting, needs replacing. A partial rewire can be timed with redecoration or a void period between tenancies.
An EICR gives you the evidence to decide. Ask the inspector to state clearly whether they recommend repairs, a partial rewire or a full rewire, and why.
