The 28-day remedial work deadline

After an unsatisfactory report, landlords in England and Northern Ireland have 28 days, or less if the report says so, to complete the work.

What starts the clock

The 28 days run from the date of the inspection, not the date you read the report. Book remedial work as soon as the report arrives.

What must be done

  • Fix every C1 and C2 item
  • Carry out the further investigation for every FI item, and fix anything it finds
  • C3 items are recommendations and do not have to be completed

Proving completion

Get written confirmation from the electrician, together with the relevant certificate: a Minor Works Certificate or an Electrical Installation Certificate. Give a copy to the tenant and, if requested, the council within 28 days of completion.

If you cannot meet the deadline

Access problems and parts delays happen. Record every attempt to arrange the work, keep emails and messages, and tell the tenant. Councils consider whether a landlord took reasonable steps. Do not leave a C1 danger in place under any circumstances.

FAQ

Questions

Does the whole installation need retesting after repairs?
No. The repaired circuits are tested and certified. The original EICR plus the completion paperwork together show compliance.
