Landlord electrical safety checklist

A one-page list to keep every property compliant between inspections.

Every five years (or sooner if stated)

  • Book an EICR before the next-due date on your current report
  • Check the inspector is qualified and insured

After every inspection

  • Give the tenant a copy within the deadline (28 days in England and Northern Ireland)
  • Arrange remedial work for any C1, C2 or FI items within 28 days or sooner
  • Get the certificate for that work and give written confirmation to the tenant
  • File the report and certificates together

At the start of every tenancy

  • Give the new tenant a copy of the current report before they move in
  • Test supplied appliances or check they are within their PAT date
  • Press the RCD test button and check smoke alarms work

Throughout the tenancy

  • Act on any electrical fault the tenant reports
  • Use a qualified electrician for any alterations, and keep the certificates

Not sure when your next EICR is due? Use the due date checker.
