Electrical safety after a flood or leak

Water damages insulation and corrodes connections in ways you cannot see. Treat any installation that has been wet as unsafe until tested.

Immediately

  • Do not touch the consumer unit if you are standing in water or it is wet
  • If it is safe to reach, switch off the main switch
  • Do not switch circuits back on to test them

Before reconnecting

An electrician should inspect and test every circuit that may have been affected, paying particular attention to insulation resistance. Accessories and the consumer unit may need replacing even if they look dry.

Leaks from above

Water from a bathroom or flat above often runs along cables and into light fittings and ceiling roses. Light circuits below a leak should be isolated and tested before use.

Paperwork for insurers and tenants

An EICR or test results after the incident give your insurer evidence of the damage and show tenants the property is safe to reoccupy.
